From my untrained eye your building on the left used to put it into a downspout on your side but the modification looks to be sending it to your neighbors side downspout and would think he may have a legit beef.

Dave if you can find a broker to take you on then great.Newly licensed agents need training to conduct deals besides passing the test.That training takes time as a broker.If a broker just lets an untrained person start doing contracts they are an idiot.I know,I know some investors might have put deals together before being licensed.They also might not be able to put deals together that way anymore to be in licensing requirements.There are 100% companies in my state.Usually the first few deals are at a 60/40 split and the after a few deals and training they will move you to the 100%.

contract with property manager says they issue checks on the 20th.last 2 months it's been very close to the 1st before I get a check.To my untrained eye it looks like they are waiting for the current months rent checks to come in to cover last month...but could be just me being paranoid

Essentially looked like he had an untrained handy man come in to band-aid everything and possibly cover up any shody work.He offered to have his handymen come in and take care of everything and then have my inspector come back out for cheaper than I could do it.
