If someone hasn't already purchased it, it is probably just a fire breathing dragon lying in wait to devour an unsuspecting wanna-be real estate investor.

If I was seeking a client I would advertise, not find an unsuspecting victim.

Reg A allows the issuer to advertise, meaning that they could recruit investors from the general public via marketing, and the regulators want to protect unsuspecting investors from unscrupulous operators--so a limit on how much those investors can invest might protect some folks.But the Reg D 506(b) exemption prohibits advertising--meaning that it is generally thought that investors aren't cold leads from a billboard, instead they are people who might have a pre-existing relationship with the sponsor, or is friends with other investors and so on. 

Can't let an unsuspecting person get loured in with this story.

What really upset me is that this wholesaler guaranteed several things to an unsuspecting homeowner and straight up lied to him about multiple things, including the actual value of his home and what would really happen if he signed this contract.

Then often rushing into some other apartment secured by another landlord, before the issue was on their record and the new unsuspecting landlord on the hook.It's a good reminder that eviction, though often absolutely necessary (and not currently even an option) is an unpleasant result.

I could see an unsuspecting buyer get a place with liens on it from the previous owner. 

Greed does something to realtors and generally cost the unsuspected home owner.And guess what I have landed just about every property since I started that philosophy.

I  had a ritual where I would randomly choose one un-suspecting friend around town, and drop the beers off on their porch.
