You can do that and pay the agent that brings you a buyer whatever their fee is.Or, you can place a sign out front and have unknown people walking through your house at odd times looking in your underware drawer and medicine cabinets.

I look at it through the lens of: 1) If I contribute to a pre-tax account like a pre-tax 401k, Traditional IRA, SEP IRA, I get a tax deduction, but now I'm in a partnership with the IRS, but I don't know what I will have to pay them later on in life when I start pulling money out (that is because when you distribute you pay taxes based on your effective tax rate at that time, which can be unknown). 2) With Roth accounts, (Roth IRA/Solo 401k(k) with Roth component), I can get the taxes out of the way on the seed, so I don't have to pay on the crop.

Have run Facebook ads (not very good ROI for me, but do get friend requests from unknown men and women who think I'm attractive and stupid), and often drive for dollars...as in, at least once a week I take a different way to where I'm going. 3 times in 6 years I drove by a FSBO (for sale by owner) sign and it resulted in a successful transaction.

For now I am looking in the broader Miami area, since I would preferably house hack a duplex and need to be somewhat close to my main work.As for questions I think the biggest unknown right now for me mostly revolves around the timeline and order of steps.

I’ve read enough to know that acquiring the LLC is a bad idea due to: unknown liabilities; tax liens and debts; loss of depreciation that has already been taken, and probably other reasons too.
