Different story if you are buying 100+ unit buildings..Of course OOS investing is possible and in some cases it makes sense - if done right.

I will say unique properties can sit since you are finding the "right" person.

One problem may not be feasible to fix, and the other is easy to fix.Does the apartment complex have a unique feature that makes it more desirable? 

Much of our underwriting process is automated, yet we flag unique cases where manual underwriting can help uncover the full picture esp in cases like yours, and have been able to approve borrowers that had been denied by other lenders by digging a bit deeper.

We are completely booked with fantastic occupancy for the lion’s share of the year in our listings, and although I don’t want to compete directly in the golf cart space, I do think there’s some opportunity here for us with a little bit of a unique offering.  

•Breaking even in Year 1 is reasonable, and cash flow is possible with good management and pricing strategies.

I imagine it’s a relatively short drive from Southwestern Ontario, and it offers some unique opportunities that align well with what you’re looking for.Detroit has seen tremendous progress over the last decade, with significant investment and revitalization in many areas.

Obviously each deal is unique and requires proper due diligence. 

Personally, as an investor, I'm a fan of unique stays that allow for higher rates and less traffic.

Instead of just buying into a training/coaching program for $8000, (That is what cost as of yesterday) they have a bank and financing available to the group that seems to be unique.
