I am a fairly new accredited investor myself but I read the note from front to back and understood the risks.

Part of the premise of hiring a manager is that they will manage repairs, including efficiency of repairs.Anyone can pick up a phone and throw unlimited amounts of money at a vague reported problem.

Once I had a few in mind and was working with a realtor that understood my target market, we could narrow down my search results. 

I said the same thing when I invested in a PPR fund, that I understood the risks and accepted them.

In my area, I told the inspector I understood how busy he is and provided him with pictures of the work being done and the final result. 

This is only one area of real estate that should be addressed, and it typically involves premises liability/property management type claims.

Home insurance would cover anything on premise, but as @Jonathan Bock stated, it's usually for significant damage.This might be something you would tackle on your own, but worth to have a conversation with your provider first to see what they have to say.
