ZIRP (zero interest rate policy, for all you young Dudes out there). ie when banks were lending at ultra low interest rates apartment builders jumped on the cheap capital to build that lovely new multifamily apartment building in a town near you.But not every town.Dallas, Phoenix, Charlotte, Houston, will boom in 2024.

I am definitely being ultra-conservative when it comes to repair and maintenance costs but still the 2-unit multifamilies do not seem to have a good cash flow. 

But, Boise is one of those markets that is ultra competitive and inventory owned for the most part by the wholesalers. 

Do we know if the airport will have enough economical flights coming in for people who aren't in the "ultra luxury" (Xala) category to afford to come to the region?

For the right folks that like ultra luxury remote vacations next to the big Barrier Reef I can see it. 

I love Bigger Pockets and we have a local real estate investors association here in Richmond but I don't think anyone here nor in the investors club is ultra-motivated to help me out. 

At the same time, you either know the seller, or the seller needs to be an ultra high net-worth individual who is in no rush to receive his money.This is a chart of active vs. pending.
