Selling at breakeven (excluding cash flow) isn’t necessarily a loss.Look at how much equity you've built and the true appreciation of the property.

I know this is not true because I've used IDI data since 2019 and it's the best on the market. 

I've been taking RMDs each year as required, and to think that now I am allowed to empty the remainder of the account and move it into my personal IRA without paying taxes on the distribution.....well, that seems to generouse to be true from the IRS....

This has been my strategy here in NOVA as well - though true multifamily housing stock is hard to come by as you are probably already aware.

So far, I have been fueled by passion and determination but I do not have any mentors and have not had a lot of guidance at all as I have obtained these properties.

Paul has started at least 3 separate threads in the past few days announcing to the world the success he's having with section 8 rentals and repeatedly reminds us he doesn't have a clue how to calculate the true operational costs associated with these properties. 

it's true the SFH or small multifamily rentals barely will pencil anywhere these days for a couple of years now even though it's the best way to really learn RE investing as a beginner. 

For the type of investment, I would say follow your passion.

The only tidbit I feel important to put in here, unless you personally know your PM lender: if it seems too good to be true, it probably is.
