One of the largest disservices the military does to young troops is to normalize car payments. 

@Matthew Hamilton ordinarily, I would say that househacking a duplex or triplex would be a great way to get started in RE investing. 

Ordinarily they would just sell the home and pay the mortgage off at closing, but they would like to keep the home as an investment property.  

The tenant also does not have car insurance (which is illegal and a misdemeanor  in my state) which would ordinarily cover this.

I know ordinarily, the 2nd will be wiped out (if recorded after 1st) but has anyone seen this before?  

When we started out, we were young military troops, trying to make ends meet. 

The rent ordinarily must be paid within a few days after the judge makes his or her decision.

Newer troops don't have that same experience.

 Although you cannot obtain a conventional mortgage for a property owned by an LLC, most investors obtain the loans in their personal name, and then transfer title to the property to the LLC.Technically, there is a due on sale clause under the deed of trust that prohibits such a transfer, but as long as the lender is not informed of the transfer, they ordinarily will not call the loan.

Giving something that truly seems to be a gift, something people might like or might not ordinarily get for themselves seems to be better to me that a gift card to buy food at a grocery store.
