Susceptible to all of the items listed above, plus snake oil schemes, and outright frauds.Also, the "Double-Downer" - They DO get started, but once started, can't stop, and just continuously raise more and more money, for ever increasing "doors", and bigger, and different deals.

Everything else should be considered snake oil.

I would ask the current tenants if they have had to call a plumber to snake or maintenance the system if you are able.

Then there are the non-standard pets that are harder to detect like snakes, lizards, hamsters, etc.  

But quite frankly, I am sick and tired of the snake oil salesman and garbage this industry attracts.For starters, wholesaling a property can work to the benefit of all parties involved.
