4 January 2025 | 14 replies
But the answer for everyone may differ. Here are the personal attributes I see in those able to achieve a higher than market ROI, enough higher to be able to “scale”.1- Knowledge of real estate principles, real estate law and real estate finance2- Minimum 3 -5 years full time, or near full time experience directly related to real estate investing3- Ability to utilize technology for increased efficiency, capacity, and accuracy4- Excellent hired legal counsel and excellent hired marketing help5- Established method(s) of obtaining consistently high QUALITY deal flow6- Ability to manage and choose people who are NOT employees: Attorneys, Appraisers, Mortgage Brokers, Real Estate Brokers, Title Companies, Surveyors, Marketing Specialists, Accountants, Contractors, Consultants, Property Managers7- A VERIFIABLE track record of success8- Ability to identify, analyze, and negotiate a deal that can be “worked” for “enhanced” ROI9- Some type of competitive advantage; for example for me it’s my ability to analyze and identify mortgage loans that are actually less risky than all other lenders believe (on the investing in debt side), and on the real property side it’s my ability to analyze”pull the trigger” with LESS information than other investors need,  combined with the ability to pay cash, or raise significant capital almost instantly as well as being able to obtain loans at the lowest prime customer bank rate with no recourse or personal liability.

You could put in a range of numbers for purchase price and closing costs, renovation expenses, and expected returns and you could very quickly get a range of projected return on investments (although an excel spreadsheet could easily do this as well), but I'm sure as technology develops we will see even more sophistication in AI's ability to assist in deal analyzing.

They aren't looking for 10% returns and they probably love the idea of getting some cash legally out of Canada.I got into Costa Rica because of the country (it's awesome), what's happening to real estate prices there and in the US (they are nuts here) and the amount of development that's happening around Potrero, the technology advancements in the STR industry, proximity to the beach etc.

Other examples of sketchy things Elon has done are his "FSD" technology claims being false (was under investigation for this I believe but the DOJ will probably drop that now), engaging in stock manipulation and making no secret about it ("Funding Secured"), the 2019 robotaxi event where he said they'd be on the streets in 12 months (still waiting), the recent Optimus robot event where the robots were supposedly AI but were actually controlled by humans with remotes backstage, taking deposits 10 years ago for roadsters that were never made, inflating Tesla range estimates, falsified displays and corporate orders to talk owners out of bringing vehicles in for corrective service, highly questionable government contracts... there are so many examples that are arguably unadulterated fraud.
