Looking to hear any ideas, how one would tackle this opportunity or what would you do other than raising rents slowly and sitting on it to refi or wait on appreciation.

I agree with @Ali Boone that turnkeys can be a great option for new(er) investors, particularly those with limited time and expertise to tackle more hands-on approaches.  

We are having trouble figuring out which deals we should tackle first but are prioritizing wholesale to build capital.

Our goal with this policy is to accomplish several things: - Encourage these "wholesalers" to bless some other real estate investing community with their presence- Stop the SPAM- Offset the several hundred thousand dollars per year in costs that spammers, too often "wholesalers" bring to the platform. 

I find myself learn the most when I’m forced to face and tackle problems.

My next hurdle to tackle is gas/water.  

Booking.com is not on list at all and we have no plans on tackling that frustration at this time.
