A lot of or most appraisers i work with that also work for the banks with purchases or refinances do “table top appraisals” I would pay one of them in your town: see any good realtor that is in escrow in your town for their listing or buyers and they likely had an appraiser come out recently (call them and ask them for that phone number). 

I am bringing a couple short term rentals online in the Fountain Square area of Indianapolis. 

When you first look into Indianapolis there's likely going to be a lot of info or posts about Fountain Square- I wanted to touch base on this first and say from the start- FS was BOOMING not that long ago- one of the main reasons being that the numbers here made a lot of sense (I'm talking about purchase price point here mainly) now as most home owners do, they've seen a lot of neighborhood changes, and in most cases talked to neighbors that have gotten "X amount" for their home and the natural thought of "What could I sell for now too??"

Walled and gated, it spans 2.66 acres and features a motor court with a fountain surrounded by gardens and trees.

My RE agent was confused because she said it was never scheduled, the broker told me it was a table top appraisal so it didn’t need to be scheduled because they don’t go in the property.

is that happening in your city.Indianapolis is a perfect example the fountain square area and Bates Hendrix 1 mile from the down town was old and run down.. now the two chicks with a hammer TV show helped no doubt.. but its a neighborhood you can buy a fixer for under 100k still and or buy a new home for 350 to 500k.. its slowing turning over without having to create any new lots.    

They'll make amazing promises that make it sound like they're a fountain of spewing cash that you'll get a piece of. 

One is in Fountain Valley and the other is in Santa Ana.

Like you see in Fountain Square in Indy and a lot here in PDX..
