@Davey DavanoskiYou can have all the rental payments go to your personal savings or checking accounts, or for the purposes of easy bookeeping, you can also setup a checking account for the LLC and have everything go in there.Then sweep out owner funds each money to your personal account when needed.But, that is just for bookeeping purposes.

Because occasionally, just for fun, I go to an event these people have at some hotel when they sweep through town on their promo tours where they sucker people in with cleverly crafted 1-1/2 hour front room presentations to sign up for a 3-day event, which of course, they use to promote a program that costs anywhere from $15,000 up to $50,000.

Your tenants can also transfer money directly into an operating account that your bank can "sweep" nightly if you want to eliminate risk.

Here in NJ, underground oil tanks are a big concern when I'm purchasing an older house; I've always performed an oil tank sweep before I purchase a property.Does Cincinnati have the same concern, i.e. are there a lot of properties in Cincinnati that have underground oil tanks?

So for a total of a monthly $350 additional mortgage payment, you eliminate: Oil payments, Gas payments, Electricity bills, Furnace maintenance, AC Maintenance, Chimneys sweeping, oil tanks, plumbing maintenance, etc.
