Maybe an investor is flipping a lot of properties and you could offer to pick up and deliver materials to his crews, clean the work sites every night, bring his crew lunch, or whatever.Find a way to make yourself useful to them, and they will reciprocate.

I believe in this so strongly that I have even once confronted a large advertising client about this issue when I discovered they had language to this effect in their terms of use in the past, and asked them to change their policy, at risk of material revenue loss to our company.

Hiring someone to do the work will likely cost too much (I would charge a small fortune, it's an incredible amount of work) and doing things as cheaply as possible will bite you in the *** later when you start having issues with your own shoddy work and/or materials.

but BRRRR is not a cash flow strategy and you likely will not cash flow after the refinance.if you want 100%, no strings attached financing... that's going to have to be a family member or something like that.

ACM (Asbestos Containing Material) abatement is a tough one because often you won't know (outside pipe insulation & 8x8 tiles which I can spot and point out with no testing).
