I’d start by figuring out the cost of the cosmetic updates and seeing how much you could rent it out for.

I would keep the brokerage account and focus on the tried-and-true practice of saving up for a new investment.

With inflation driving up day-to-day expenses, saving enough to buy your first home is more of a challenge.
