@Mark White - to restate your question in the form of a question: you're willing to squash your real estate dream because the possibility exists that you might end up with a mediocre property manager?.....

Gotcha ~ Even in the HIIA, I'd be surprised if they squashed it altogether. 

I would rather squash an over the top request with "I am not going to do that" than pretend to check with somebody else and then play phone or email tag later.

If this was an appraisal I would squash #2 and #3 to net a $0 adjustment on speculation.

If you see this happening find out who started it and squash it.

They are aware of foreclosure laws, they are aware of the steps to go through to squash other claims or liens on a collateralized property.

I have no idea how many tenants actually take them up on it...it seems more like a good way to squash a request early in the process.

Basically, while "Better, Faster" will get higher offers from buyers, in many cases those offers will get squashed when the appraisal comes in, and the investor will wish he had spent less money on the rehab.I would never give up "Better."

I'm guessing my wife would squash that plan the minute we got into a house she really liked though!
