The zip code is very odd as 85% is ghetto and the remainder, around the fringe is high class.

I agree, that are is kind of on the fringe, but the surrounding areas are slowly gentrifying.

I won't recommend that...Also, it's been my experience that you'll make the largest profits when you reposition a property that on the fringe of a good neighborhood.

This has also happened in Seattle and surrounding as people are pushed to the outer fringes while Google, Microsoft, and Amazon have taken over and dominated the housing and rental markets.

We normally purchase in what we call fringe areas, places that are commutable to a metro area but not so close that they are congested.

We prefer being on the fringe of a larger city as we really don't understand city people that well and find it harder to determine what features they are wanting in a unit.

We've been exploring fringe neighborhoods and other neighboring cities and towns that I think will continue to grow as the city expands (Matthews, Indian Trail, Belmont, East Charlotte, Gastonia).
