its happens as well.. but you just can't paint a broad brush.. there is a reason these homes are priced the way they are.. the market prices them for rental/ risk.. they are higher risk than others .. plain and simple.

Keep in mind you need to account for soft-expenses as well such as Vacancy/Turnover, Maintenance/Repair, and Capital Expenses.
