. :).I get it on these small NP seconds a buy back for your company is not probably a lot of money.. so as long as you don't have a run on the bank and the fact that there is probably a very nice premium on the note in the first place your buy back is doable..

Do 1 BRRRR per quarter (4 a year, very doable), try to leave as little of your money as possible in each deal, and keep recycling the same money to buy more properties.

Well I agree if your one stepped removed from the product but if your the direct principal then 12 to 13% is very doable in our industry.. pretty much every HML today is doing 12 to 15% apr..
