My tenant, a single Mom, had rented my rental for almost 2 years with her son and couple of grand children.

Section 8 wants the landlord to be penalized for not acting like the tenants mom or dad. 

Steve in my mind maybe this works for non owner occ investment props only and houses are vacant.. kind of like an OREO Broker works.For owner occ and mom and pop buyers to move in and live.. this simply is a non starter in my mind.. .To be successful at Real estate sales to mom and pops you MUST have some sales skills and closing skills.

I used OPM to pay down my mortgage...plain and simple.BTW that w2 income was never more than 40k, while raising two growing boys and having a stay at home wife/mom helping on that end.

That is an awesome return considering Mom just got raised to 1.35 % on her 100k CD.

Also, I payed my mom’s mortgage on her primary which I can rent here in San Diego which would help with the mortgage but I rather not use that in the calculations to avoid over leveraging myself.

Not an issue here, but my mom just got a new roof in MN because of hail damage.
