I met a buy & hold investor the other day and I'm challenging myself to find him a good deal and get myself started with wholesaling, but I first need to be aware of methods for sifting through foreclosure deals to find ones that investors will actually buy.I need clean titles!

I figured they would be good to use to sift through all of the paperwork, title work, etc.  

I’m just starting out, sifting through threads, reading books, watching YouTube, listening to podcasts, and swimming in ponds of RE stuff.

My opinion is using QuickBooks throughout the year (qtrly or monthly) should avoid sifting through receipts at the end of the year.

This has proved very convenient for me as she's able to get me info on properties very quickly, but she doesn't work actively as an agent, as she is also a full time appraiser, so I don't want to bother her to sift through the MLS for me all day long, and I'm more than willing to help another agent get paid if they can bring me a deal worth doing.
