Last one I used was on a 2br 900sf house with most of the furniture left behind, a full kitchen & bathroom demo and 3 old water heaters left in the basement - though these were "stolen" by local dumpster divers, much to my delight since it saved me space and cost for hauling.

So besides real estate I love scuba diving.

You'll need to be careful when vetting deals as some properties that look like screaming deals with high cap rates you'll find are in those dodgy areas.Going upscale from there are Central Nanaimo, Diver Lake, Pleasant Valley, Uplands, Departure Bay, Hammond Bay and North Nanaimo, in that order roughly.

It's a fun place.Now I'm in the Tampa Bay Area enjoying fishing, boating, jet skiing, dancing, scuba diving, and spear fishing.They're both great areas with lots of fun activities.If I can help let me know.  

Came and thanked me and after chatting with him for a while and realizing that we were both scuba divers, offered me his card and then told her to give me two more addresses to look at!

I believe everything has risk, I'm an avid skydiver and scuba diver so risk is ok as long as I'm trained in the are that I'm taking risk in.
