I've been doing that strategy in Ohio to scale, but you need to live in one of the units. 

It scales up to 37% once you get to around $12k of income but the UBIT is calculated after the first $1000 is deducted along with expenses and depreciation again only on the same % the property is mortgaged.

I heard a podcast the other day with a host saying something along the lines of "there's 3 phases of investing: starting, scaling, and harvesting."

Once I've completed these initial projects and built up some capital, my long-term goal is to transition into buy-and-hold investments in potentially more affordable markets to maximize cash flow and scale up.Right now, I'm particularly interested in investing locally here in the Seattle metro area.
