With regard to the proximity to the beach, I tend to have a beach distance of 15 min or 5 mile rule, whichever is less.

I made that mistake with a 2 bedroom condo - after 1 year, I had to shut down operations due to HOA rule violations of NO short-term rentals less than 30 days.#8 The 30 day+ rule -  Certain places Airbnb is outlawed or a softer rule is the 30day+ rule.   

Certain neighborhoods do not allow STR so be sure to check the restrictions when looking.

I can at least find out the rules that go by or what they allow.
