I love the Myrtle Beach area.Condos are a dime a dozen so there is stiff competition which pushes prices down.HOAs have their own problems which I always avoid.I would try and buy a beachfront house or 1st row house 

And while these groups help you a lot with the actual strategy, the best part is the network you'll gain which pushes you 10 times further then googling all the free stuff.

I would say you're rolling the dice with that neighborhood and the street trying to push LUX.  

At that point my project manager (and partner) started pushing him. 

The agent was getting pushed pretty hard by his brokerage to get this signed before putting in an offer, so I caved, but limited the date. 

Some kept running and their momentum is pushing them forward.

Getting this cleaned up now would push my credit score over 800+ and eliminate nearly $3k per month in revolving debt payments and bring me quite a bit of peace.

The entry level point for STR's has risen to the $4-500k range with many now pushing $750-850-$1M+ and I would expect that to continue to increase.
