They saved him some money by helping rip out a lot of what was likely going out anyway, they hauled it away (granted, they dumped it on the neighbor, but it's still out of there) and they didn't even leave any personal posessions.

My wife and I were ripped off big-time by a Cleveland con artist over the course of several months between 2023-2024, so we learned this lesson the hard way.   

When I started looking at the properties listed and their pro forma, I realized that in the name of “hands off” investments, they’re ripping off people.

I'm all for calling out scam artists and criminal and holding people accountable to ripping people off.... but tread lightly and be sure you are sticking up for the right person.

How many cases of Gator lenders being ripped off have you heard about in the group so far?  

They are FREE for you as a buyer, and the only sellers in my experience that are trying to get you to not use a realtor are either trying to rip you off or are crazy. 

But I'm curious if it's worth it to rip out the radiators and put in two separate forced air units.

Thank you--everyone is looking at this as the "next big thing" and I'm torn between encouraging it and ripping apart anyone who wants to get involved "just for the ROI"  ha ha ha.

Current plan is to rip out the carpet, it's trashed, and replace with LVP (one of the four colors, not sure which is best to choose... see attached image), replace the laminate counter with granite.
