If you don’t plan to hold the property for a very long it’s not worth the hassle. it will make your resell harder because you will have to disclose that you did foundation repairs to the property on the sellers disclosure. hope this helps best of luck!

Tim Gordon  I looked at your website.. and as long as you actually come into title then resell your fine I would suspect.. if you are never in title then your clearly doing what the state says is an activity that requires a license you are marketing for clients on the internet plain and simple..

I would assume the probability is much higher if you have a low rate they would like to resell at a higher rate. 

Can you hold on to anything you buy for 2 years before reselling? 

At that point I would have had to pay the entire closing costs on the purchase and resell the rehab.  

Once the property resells the reserve bid has no affinity to redemption.  

If it says, “I am a professional house flipper and intend to use the loan to purchase, rehab, and quickly resell 123 Main Street for a profit,” then this is a business-purpose loan.

In this case, delaying recording is risky because another party might record a claim first, gaining priority.The risk mainly arises if the seller attempts to resell the property, which is generally unlikely because most sellers are unaware they still have this ability when the deed remains unrecorded.

I have since seen the fb ads from the original software developer that allows you to resell/whitelabel it at a monthly cost. 

Just note that if you are looking to resell this note to note buyers you need to Structure this in a particular way.
