Hello, if you must live in San Jose, I'd say renting makes more sense, especially a 2.5M house for 5K a month.

I got maybe $150 out of my tenant I had to kick out because she couldn’t afford rent there.

Ignore the $1,250 per month because that's your cost of housing, if you didn't pay that on the home you'd have paid that in rent so that's a non factor. 

Moreover tenant security deposit cannot be more than 1.5 times the rent.1.
