I would check with your CPA before setting anything up.If you are talking about referring people to local fun businesses like the boat rental, restaurants, amusement parks etc then there is no problem.

A conforming loan refers to a type of mortgage that that aligns with the criteria set by the Federal Housing Finance Agency (FHFA).

there is no bank, no mortgage, and therefore no due on sale clause.if there is a mortgage in place, and you take the payments over, this is typically referred to as subject-to or sub2 and is much higher risk for everyone involved.

Where did you find this company and or was it referred to you.2. did you go with them because their fee's and interest rates were advertised as lower than other lenders.

Hard money typically refers to a company that has it's own underwriting guidelines, rates (9% - 15%), costs, draw process ect.

Jason Hartman and team referred me and is currently happy with them so I would say they're a safe bet.

Just make sure to vet them carefully and ask for references from past deals and proof of their track record.
