The previous owner who was planning to make a pet hospital had some of the drawings and plan done on this old building.The previous owner also had no plans for addition or extension of the existing building since it requires zoning of a plot which is more time consuming process based on the feedback I received from county and a couple of civil engineering firms that I reached out to.I was provided the following list for civil engineering work.Pre-construction phase1.

When doing a full due diligence on these companies, I found out that their trustpilot rating was 1 star and read several lawsuits filed against them, by multiple homeowners.

But my gut might be saying no, the following are my thoughts and I'd love feedback:*Not sure a bump from 7 to 9 guests would meaningfully increase nightly rates.

Never built in Houston before so take my feedback with a grain of salt but I'd put money on it being impossible to build a duplex from scratch for $125 a foot (including everything from drawings, engineering, permit fees, general conditions, labor, material, landscaping).Out here in AZ the builder cost is going to be $200 a foot at best, but add 20% on top of that for the client cost.
