In reference to evictions in Texas, you have to give a 3 day notice of eviction before you can file the eviction, unless a 1 day is stipulated in the lease. 10 days normally for the court date. 5 days to get out unless the tenant puts up the entire back rent owed as deposit to protest the eviction (I have never seen or even heard of anyone doing this), and then 1 day for the sheriff to come out if required.3+10+5+1= 19 days on the realistic long side and 1+10+5= 16 days on the realistic short side if you use a Texas Apartment Association Lease or another lease that stipulates 1 day eviction notices.

[/size] :protest: I check County Records daily, I probably know more about market value than 90% of Realtors, who are simply incapable of telling the truth.Check 2-3 real estate sites daily, others on a weekly basis. The market is extremely dead right now.Only 1-2 Condos sell daily in this City (100,000 pop plus)The Fannie Freddie bailout will quickly change this, (I hope)I think my $105K is conservative .The last Unit in this complex sold for $154K, (Fall 2005)The Unit was an end unit , and it was in mint condition,I was briefly in the kitchen talking to the owner, glancing about..

I will vote, if only as a form of protest against our corporate state and an homage to Polanyi's brilliance, for Ralph Nader.
