Yes, we can all agree there’s historic vacation communities where STRs have an informal historic precedent or maintain a supply/demand advantage that makes regulation unattractive to local municipalities, but there’s plenty of others where the investors have overbought, managed properties poorly, and are now part of a perception problem that’s driving bad legislation atop stupid headlines of irresponsible investors who think they’re operating in an ATM industry versus hospitality. 

It all comes down to where you balance your personal perception of risks to the potential reward.But, in hindsight, I sort of align with Melanie.  

@Mary Cronin I grew up in Lodi, and I've always had a terrible picture of Stockton in my mind, particularly my perception of the rampant violent crime there. 

I could of really focused more on marketing and advertising to nurses and if you can contract with the employing agencies and offer them some consistency [location and perception and price biggest factor] and have them rent directy might yield some interesting results.

What is good about a corporate Guarantee is name recognition/PERCEPTION,  decent financing, and higher value if you are a seller.  

I suspect the sources you are referring to are the same who educate others on associating with more established sponsors to give the perception that more of a track and experience exists.
