Ran the numbers every which way and it made the most sense by far.  

My neighbor has listed his but also has had occupancy issues as an STR and said that most people looking for either rooms or cheap stays but I can't comment on that as I have no experience listing as an MTR.

But I'm not sure everything I need to consider when underwriting a seller financing fix and flip to see if this deal would even make sense.

Flat rate vet's the snot out of people to assure QUALITY.

It's just common sense, but not really scalable as a business of its own IMO.   1.)

It doesn't make sense as a first investment, especially when your main reason is because you "enjoy speaking Spanish and salsa dancing".

There is an incredible amount of points to consider when weighing the options on something like this and honestly, I don't recommend it to very many people at all ....even seasoned tradesmen and investors.

If they’re underfunded, you could get hit with special assessments.Since you want to stay local and focus on cash flow, commercial makes sense, but have you considered industrial or flex space?

A lot of people haven't even heard of it.

You also want to go to real estate investor meetups to get reps with people who do what you want to do.
