Minimizing CostsHolding a real estate license comes with ongoing costs, such as licensing fees, MLS access, and association memberships.

If you want to have ongoing relationships with people you have to create some value in the transaction.

REIHub, Stessa, QuickBooks, spreadsheets, etc are all valid tools and depends on the client and how their brain works.I wish you luck in getting yourself organized for the coming season, but would encourage you to make the recordkeeping an ongoing habit rather than a once per year stress fest.

Build up your portfolio with a professional landlord and then as your portfolio grows transfer the assets over to a larger PM firm for ongoing accounting and management.
