I have been on New Western's deal list as well as another bigger local company and everytime I underwrite these deals there is very very minimal left on the bone let alone contingency funds for going over budget on the flip...

Focus on the actual deal first.

Look for distressed properties through online platforms or local agents.

@Vinny Muli - it is VERY hard but not impossible to get an equity line of credit on a non owner occupied property. 

The profile of seller who uses a wholesaler is commonly anti-broker.

I have already been fully qualified for both the line of credit and DSCR.

@Sharma Parth the company is out of Arizona and in 12 markets.Just a few years ago, Flint had a major crisis due to lead water line poisonings.

I’ve been down that road of carrying a line of credit on a property before, and the stress can realy pile on when you’re staring at that monthly interest.
