I graduated college may of 2024 and was only working part time through college not making enough to be lendable obviously.

Total bs and obvious on its face. 

I would hope there are some other less obvious or “cool” areas that provide better financials (rather than appealing to my emotional - “I love those neighborhoods”).

Obviously they need to specialize in real estate rentals, holdings, and LLC. 

@Ben Corby Your option 3 is not an option, if an attorney told you that, they obviously were not a tax sale/real estate attorney.

I wrote a letter to the HOA yesterday explaining why the door was needed, how security would be very tight, and how the HOA itself could potentially be responsible for any ADA fines/penalties if they are found to the "barrier to access" for ADA as they control the lobby.We have a tenant lined up and obviously this is causing a major issue. 

Obviously it will cost money, get some quotes.

It’s too early to tell how things will turn out - sometimes the OBVIOUS turns out wrong2.
