Basically it was "economically and functionally obsolete"So with your house,  the main question is if you are going to spend 50-100k on major renovations,  will the home at the end of  your planned hold time still be economically viable as a single family or duplex?   

In a few months we are releasing a new software that will make cash buyer lists completely obsolete.

I'm not sure the badges are still live; in any case changes to the forum in the future may make them obsolete. 

When you don't do this you are only working on metrics that are usually obsolete by the time you invest.

However, I'd suggest looking at 'new build' numbers for pricing the property with seller and for ARV.  1000sf is obsolete and would need a substantial addition. 

@Whitney Tutt I agree with others, based on the age, I just don't imagine the seller made the effort to remove a more or less obsolete unit.

Many may not consider boilers to be obsolete, but we do & replace boilers the first chance we get with Force/Air cooling for each unit. 

Purchase price: $70,000 Cash invested: $160,000 Sale price: $297,000 This was a two family building (built in 1898) where in the original floor plan was functionally obsolete.

Entities that don't stick with the times risk rendering themselves obsolete (or obsolete faster).

To the average buyer looking for move-in (and updated) ready, these are not them, but they are not functionally obsolete either making them great BRRRS.
