Then one of the Bldg Inspectors 'listed' lic plumbers for water & sometimes NG, same for lic electricians for the separation of power(s) (couldn't resist) & then once it's all done ESOP's for the power meter/line swap need to be inspected.Costs will be high for all unless you can do most of yourself like we can.

I would definitely go with NG HVAC & NG HW based on our experience with a couple of properties with electric heat.We have since sold them but it was an $$$ issue for the tenants as our winters are brutal.

obviously, it's important to note that any real estate agent who HAS NOT ENTERED INTO A BUYERS AGENCY with you is violating their fiduciary responsbilities to the seller.unless they're a "buyers agent" exclusively - then what they are doing can cause them to lose their license.even if the agent knows the seller and buyer...but is rep'ing both without disclosing that - that's NG as well.
