I think the best you can do is add a few accent walls in the bedrooms and make it less neutral. we paint everything white in our new builds and very neutral as well as do higher end simple painted accent walls and trim walls to help make the house a little different. if you really want to sell I'd get a interior designer / stager and spend 5k with a way more experience agent who sells new builds. we are licensed if you can't find someone. the way I market is very different.

Now, that said, let's give the contrary view, and why I wouldn't personally do that deal:-Limited appreciation potential for at least 3 years on this property based on location and demand, and no opportunity for forced appreciation-Risk with Section 8 on cap ex -I look for cash neutral on 15 to 20 year notes-positive cash flow of 144/month does not excite me, especially since I prefer appreciation potential -I avoid rentals that require more than $2000/month in rent to work given lack of demand at that price point in North AlabamaAgain, I ran this example just for educational purposes.

Hard to be a neutral podcast host on BP Platform when you have conflict of interest pretty much on every advertiser, service provider, etc.I don't think David ever gave advice with the intention to mislead investors or to profit off of bad information.

For some lenders, a 3 year prepay is neutral on the rate as as factor and a 5 year prepay is a 1/2 point reduction, a 4 year prepay is a .25 reduction and a 2 year prepay is a .25 add to the rate and a 1 year prepay is a .5 add to the rate.
