There is the tactical "act" of underwriting, then there is the much more valuable "art" of underwriting.The act can easily be taught.  

So your $250 per push on a 10 inch snow storm could easily be $2000 for both buildings .

Between appreciation, loan amortization, and rental income, this property has easily created $400K in wealth.
