I know that I monitor this CT forum since I am from CT and looking to help people be successful in CT.  

I think the 2 biggest hurdles are finding the right team to do the work, given you won't be there to monitor it 1st hand.

Steven, i know this is an old thread but I hope you are still monitoring and will reply.I hold 11 rental properties in my own name but to reduce liability risk am thinking of placing them into LLCs. 

Don't keep it on the exchange or any web-based monitoring(cloud storage, keys on excel on cloud, crypto storage online). 

From what I saw online, there is a company that monitors surges in the power lines and on a typical day they may get 1-5 surges but once they started with these high winds that number went over 200.

Monitor the account that all x number of payments went out.

Be prepared to answer how you will monitor the property. not everyone asks and not everyone will press hard on this, but it's good to be prepared, especially for rehab properties.4.

Besides putting together the best SOW using accurate/actual quotes as @Peter Mckernan and @Alan Asriants commented above, another key aspect is tracking expenses (bookkeeping) and monitoring the budget throughout the project. 

I keep monitoring the properties in the Cleveland Heights area (where we are looking to buy) on Zillow and other web sites but I am sure there are other ways of finding properties.
