There have been many investors who have been successful in mobile home investing.

For example, I have a subject property that has 1682 SF on the main floor and 810 SF of finished basement (the majority of which is about 8 feet in height with the exception of some bulkheads to hide the mechanicals) and 271 of semi-finished basement that is a utility room basically (washer/dryer, freezer, hot water heater, furnace, some storage).

Unlike long-term rentals, STRs can be treated as non-passive, allowing depreciation deductions, including bonus depreciation (40% in 2025) on eligible assets.For tiny homes, tax classification matters:If mobile, it is considered personal property, allowing 100% depreciation under §179, subject to income limits.

The negative is it doesn't have a mobile app (yet.)

What is your finance mechanism and terms?

IE rent to a tenant for >12 mo,  dating before marriage, no late payments then with a down paymetn (long story here)  I'll sell on either a contract for deed (typically mobile homes on land) or a note and mortgage (regular nicer houses). 

The lot rent from the mobile home that will be on there will be roughly $400.

JC - I just got the app today after coming across it in this discussion and noticed that (although it's not on the mobile app) the desktop website has a tab to upload a csv file to import entries.

This includes a hotel, winery, mobile home park, parking garage, debt fund, etc.
