Okay, get off your Alpha-Sierra-Sierra and take care of your business. 

Housing prices have gone up about 40-50% in the past couple years, but rents have been more flat, and I don't know that you'll be able to get a property to cashflow with 20% down these days.Most people say "stay towards the west side" which can be interpreted as west of the 14 or west of Sierra Hwy, but perhaps you can find opportunities elsewhere.  

So let me ask you, what would a 2,000 square foot house, built after 2001, cost and rent for in Orange Crest, or Indian Hills, or Lake Hills, or La Sierra, or any other middle class area in your market.  

Up or down the coast (Mendocino / Humbolt / Santa Cruz/ Monterey) and maybe into Tahoe or the Gold Country (Calaveras / Amador / El Dorado / Placer / Nevada / Sierra / Yuba)  but the price would have to be super right for these - for vacation rentals... 

Countless men, women, and children in Sierra Leone, Guinea, and Liberia have died because airlines would not fly anybody into or out of these countries, and because many neighbors had completely closed off their borders.

Opening up a secluded area like Humboldt a bit certainly has the potential to up property values as Bay Area folk look for places other than the Sierras for vacation homes or retirement homes.
