Stay on Bigger Pockets, listen and read and you'll get some education on the cheap.

I listened to one of Clayton's very early podcasts before any of this started coming out and immediately knew he was doing a disservice to anyone listening.

If you are someone who has a bigger portfolio that you manage I would suggest appfolio or yardi.
