That's fine, i mean the profit and losses I've seen are pretty legit breakdowns.

This works well for me but one thing to note about this process is you absolutely need to know your local and state laws very well so that you don’t break any rules or run the risk of being accused of discrimination, because you will be turning people down and should have a legit, legal reason not just that you don’t like them.

The reason I was mostly considering it, is b/c its a legit space already has bigger windows, a newer kitchen and bath etc.  

Legit contractors have good bond ratings and no problem providing the accord.

Keep in mind that there may be legit charges associated with termination- for instance, they may need to hold some funds in escrow to cover lingering utility bills or cleaning after that 30 day period.

In addition, doing fewer deals than that will most likely mean that they don't have a legit team of pros to back you- PM, GC, Plumber, lender, etc- if they aren't feeding them constant business, those contractors won't drop their current jobs to help you in an emergency. 

That is a huge waste of everyone's time, you don't know who they are and if they are a legit.
