My thoughts for RE- leverage amplifies appreciation- largest RE expense (principle & interest) is typically fixed for long duration (often 30 years).  

Of course we are the largest brokerage by agent count also. 

I'm in one of the cheapest building markets in the country which is Columbus Ohio and cheapest land and the problem is lack of new construction in our market on the multifamily side. zoning and land entitlement gaps are the largest problems

@Richard Benjamin Wilhite, @Bill B.makes some good points about loan terms and the strict identification rules for a 1031 exchange.I would add from a tax mitigation perspective that buying the largest property possible will give you the greatest amount of cost segregation possibility and at the lowest cost since it would be one study rather than several.
