The main thing is to be proactive and transparent- hire an exterminator to come and secure the property from any intrusions and set traps as a precaution (be proactive - rats and mice will always find a way in if there is one).Try to get an idea of when construction will end or at least when the demo phase will end.

Best candidates for adding bedrooms downstairs for us have been basements where there is NO/MINIMAL risk of water intrusion as-is, and where there's already some finish (or mostly finished space), but just not the official bedroom.

I know where the water is getting in and have a sump pump taking care of it, however if there is any finishes in the basement, they need to be removed up well past any water intrusion.

Basically, I'll say, "Remediated water intrusion issues and mold in parts of basement..." or something similar.- I've never had a buyer even ask about past mold problems in one of my houses (the fact that everything is new probably takes away most of their concerns), but if a buyer did have an issue with a past mold problem, I'd have no problem paying for a mold test during their due diligence period.

As I mentioned above, excavation is expensive -- you would likely spend $5-10K on the excavation and straightening the wall, and then another couple thousand on the beams to hold it in place.With respect to the water intrusion, give the gutters and grading a try.

I go into every Denver property thinking there Is a sewer issue, so if he is experienced he should know it comes with the territory (root intrusion, clay pipe, pipe broken at the tap, etc etc).
