Ive been to HPD Section 8 office numerous times in person telling them all the incidents and all they seem to do is defer me to housing court. 

The tenants had a high level of trust in her, & there weren't many incidents pertaining to tenants not disclosing legitimate issues.

Take photos of all damages, keep copies of all incident reports and communication records with your tenants, fire department, and insurance company.I would strongly consider working with a reputable public adjuster, especially for a claim of this size.

You do not want the tenant coming back after an incident has taken place and blame you for the door being broken, not locking, not latching, etc... 

This unfortunate incident happened at the end of sept in which our rent was already paid for that month.

Its too much to deal with a LL weekly if this keeps up and I've only shared the most incident. 

I had a crazy incident where a huge section of the roof blew off in wind storm in May 2022.

These rants are not just isolated incidents and his actions to do as he pleases around the property with no regard for others has become a growing pattern of behavior for the past 2-3 years now.

I never had issues with them until this incident.
