Select a larger area that is at least 30 minutes in each direction. with maybe a hand full of exceptions I am pretty sure you would be hard pressed to find a mix that represents the demographic cross section of this country and therefor a wide range of neighborhoods.

It is amazing to have a place to supplement that space so you aren’t so hard pressed to get another property when the numbers aren’t right. 

Especially if you’re putting down 20% for an investment property you’ll be very hard pressed to find a deal that doesn’t need a lot of renovations for $75,000.

When pressed further he gave me some vague comps, however "my" house in question is a 2bd/1ba and when I asked, most of his "comps" were 3bd/1.5ba and one was 4bd/2ba!

It's a shame that some money went to waste but what's even worse is my relationship with my parents now because they've been extremely against anything that has to do with Real Estate now.I would encourage you to press on.

I think you would be hard pressed to find any consistent and major REI investor who has not had a lawsuit at one time.
