Does the sales rep know you’re an investor and not an owner occupant?  

You don't want to flip in the Bay Area without knowing the repair costs and as others have said, this is a time and reps thing, as well as who you know.

I even offered to sign an NDA, but the sales rep insisted that they were not available for review. 

I also got on a call with FlipSystem with a rep, who turned out to be Antoine's girlfriend (that wasn't disclosed during the call but it's clear from the social media posts she's his gf).

The account rep I was assisgned, Michael Johnson, has been exceptional. 

I attended one of Kris' free webinars and even got on a call with one of his reps.

I just asked a title rep in the area and she says they wont handle a close even as a transaction coordinator unless they write a policy for it which they cant do on a manufactured home on a rented lot.

The rep says that evictions only happen 3% of the time.

You cannot afford to waste time.Just make sure your numbers are accurate otherwise you can create a bad rep among real investors.
